The Aurora Real Estate slowly raises in December. There was an increase in both sales price and new listings for single family and condo/townhomes. The number of closed properties have decreased this December compared to last year but market times for condo/townhomes saw a decrease. Overall there are positive signs at this time of year that will hopefully carry into the new year.

92 single family homes and 48 condo/town homes closed in December. Compare that to the 108 single family home closings at the same time last year and you’ll find an decrease of about 15% in the number of single family homes sold. Condo and townhome sales in December increased from last year with 48 closings this year, or about a slight jump of 2%, compared to the 47 that sold at the same time last year.

During December 2018, there was an increase in median sales price for single family homes of almost 10% with a median sales price of $196,500 this year compared to $179,000 last year. Condo/townhomes saw their median sales price also increase to $176,500 this year compared to $158,000 this time last year, or about a 12% decrease.

Market times for single family homes increased where condos/townhomes in Aurora decreased this year. Single family homes were on the market for 44 days at the end of December 2018, compared to 34 days on the market in December 2017 or a 29% increase. Condo/townhome market times decreased this December with 23 days on the market, compared to the 28 days we saw at this time last year or about a 18% drop.

Aurora Real Estate Market Conditions – October 2018

Aurora Real Estate Market Update

The Aurora Real Estate slows in October. There was a decrease in both single family homes and condo/town homes across the board in home sales and sales price while showing an increase in months supply. Some noted sign of life was a decrease in market times and a significant increase in number of new listings for both single family and condo/town homes. Sellers have begun to realize the environment for their listings and maybe a result of the increase in new listings.

134 single family homes and 71 condo/town homes closed in October. Compare that to the 138 single family home closings at the same time last year and you’ll find an decrease of about 3% in the number of single family homes sold. Condo and townhome sales in October took a dip from last year with 71 closings this year, or about a drop of 12%, compared to the 81 that sold at the same time last year.

During October 2018, there was a decrease in median sales price for single family homes of just over 6% with a median sales price of $186,500 this year compared to $200,000 last year. The Aurora Real Estate slows in September. There was an decrease in home sales for both single family homes and condo/town homes sold in September 2018. In addition, a decrease in market times for single family homes makes the market perfect for sellers to capitalize. Sellers have begun to capitalize on these conditions with an increase in new listings for both single family homes and condo/town homes. Months supply remains critically low for both single family homes and condo/town homes continuing to be a marketplace for sellers.

127 single family homes and 56 condo/town homes closed in September. Compare that to the 136 single family home closings at the same time last year and you’ll find an decrease of about 7% in the number of single family homes sold. Condo and townhome sales in September took a dip from last year with 56 closings this year, or about a drop of 26%, compared to the 76 that sold at the same time last year.

The Aurora Real Estate continues its growth in August. There was an increase in median sales price for both single family homes and condo/town homes sold in August 2018. In addition, a decrease in market times for both property types makes the market perfect for sellers to capitalize. Sellers have begun to capitalize on these conditions with an increase in new listings for both single family homes and condo/town homes. Months supply remains critically low for both single family homes and condo/town homes continuing to be a marketplace for sellers.

195 single family homes and 68 condo/town homes closed in August. Compare that to the 197 single family home closings at the same time last year and you’ll find an decrease of about 1% in the number of single family homes sold. Condo and townhome sales in August took a dip from last year with 68 closings this year, or about a drop of 31%, compared to the 99 that sold at the same time last year.

Aurora Sales Price

During August 2018, there was an increase in median sales price for single family homes of just over 11% with a median sales price of $239,900 this year compared to $217,000 last year. Condo/townhomes saw their median sales price slightly increase to $178,000 this year compared to $168,000 this time last year, or about a 6% increase.

Aurora Market Times

Market times for both single family homes and condos/townhomes in Aurora decreased this year. Single family homes were on the market for 45 days at the end of August 2018, compared to 53 days on the market in August 2017 or a 15% decrease. Condo/townhome market times dropped significantly this August with 27 days on the market, compared to the 44 days we saw at this time last year or a 39% drop.

The Aurora Real Estate begins to show signs of life in July. There was an increase in median sales price for both single family homes and condo/town homes sold in July 2018. In addition, a decrease in market times for both property types makes the market perfect for sellers to capitalize. Single family home sellers have begun to realize these market conditions resulting in a 26% increase in new listings, however there was a 5% decrease in new listings for condo/town homes. Months supply remains critically low for both single family homes and condo/town homes continuing to be a marketplace for sellers.

167 single family homes and 74 condo/town homes closed in July. Compare that to the 176 single family home closings at the same time last year and you’ll find an decrease of about 5% in the number of single family homes sold. Condo and townhome sales in July slightly increased from last year with 74 closings this year, or about 3%, compared to the 72 that sold at the same time last year.

The Aurora Real Estate remains stagnant in June. There was a decrease in closed single family homes and the same number of condo/town homes sold in June 2018 as June 2017. Sales prices also saw a dip in single family homes, while market times continue to drop for both single family homes and condo/townhomes. The number of listings remains low, which provides leverage for new sellers entering the market.

194 single family homes and 106 condo/town homes closed in June. Compare that to the 211 single family home closings at the same time last year and you’ll find an decrease of about 8% in the number of single family homes sold. Condo and townhome sales in June stayed the exact same from last year with 106 closings this year, compared to the 106 that sold at the same time last year.

Aurora Sales Price

During June 2018, there was a slight decrease in median sales price for single family homes of just over 5% with a median sales price of $232,000 this year compared to $245,000 last year. Condo/townhomes saw their median sales price slightly increase to $175,000 this year compared to $170,000 this time last year, or a 3% increase.

Compare that to the 178 single family home closings at the same time last year and you’ll find an decrease of about 9% in the number of single family homes sold. Condo and townhome sales in May decreased by 36% from last year with 68 closings this year, compared to the 106 that sold at the same time last year.

Aurora Sales Price

During May 2018, there was a slight increase in median sales price for single family homes of just over 1% with a median sales price of $243,250 this year compared to $240,000 last year. Condo/townhomes saw their median sales price slightly increase to $169,900 this year compared to $168,800 this time last year, or a 1% increase.

Aurora Market Times

Market times for both single family homes and condos/townhomes in Aurora decreased this year. Single family homes were on the market for 8 days at the end of May 2018, compared to 16 days on the market in May 2017 or a 50% decrease. Condo/townhome market times saw a decrease of 45% this May with 6 days on the market, compared to the 11 days we saw at this time last year.

Aurora Real Estate Market Update

The Aurora Real Estate market finally begins to bloom in April. There was an increase in both single family homes and condo/townhomes in the following categories: the number of properties sold, median sales price, and number of new listings. The increase in listings coupled with low inventory has allowed sellers to sell for top dollar. Sellers can continue to capitalize on these market conditions as we head into the summer months.

Aurora Home Sales

142 single family homes and 61 condo/town homes closed in April. Compare that to the 124 single family home closings at the same time last year and you’ll find an increase of about 15% in the number of single family homes sold. Condo and townhome sales in April slightly increased by 3% from last year with 61 closings this year, compared to the 59 that sold at the same time last year.

Aurora Sales Price

During April 2018, there was a noted increase in median sales price for single family homes of nearly 6% with a median sales price of $220,000 this year compared to $207,500 last year. Condo/townhomes saw their median sales price increase to $185,000 this year compared to $165,000 this time last year, or an 12% increase.

Aurora Market Times

Market times for single family homes decreased where condos/townhomes in Aurora increased this year. Single family homes were on the market for 42 days at the end of April 2018, compared to 49 days on the market in April 2017 or a 14% decrease. Condo/townhome market times saw an increase of 19% this April with 38 days on the market, compared to the 32 days we saw at this time last year.

The Aurora Real Estate market continues to limp in March. Closed sales and new listings for both single family homes and condo/townhomes decreased this March compared to last year. However, favorable conditions for a seller continue to persist with an increase of nearly 20% in sales price for both single family and condo/townhomes coupled with a decrease in both market times and months supply. This is the time for sellers to capitalize on these conditions before they change.

115 single family homes and 57 condo/town homes closed in March. Compare that to the 146 single family home closings at the same time last year and you’ll find a slight decrease of about 21% in the number of single family homes sold. Condo and townhome sales in March decreased by 23% from last year with 57 closings this year, compared to the 74 that sold at the same time last year.

During March 2018, there was a noted increase in median sales price for single family homes of nearly 17% with a median sales price of $229,000 this year compared to $195,000 last year. Condo/townhomes saw their median sales price increase to $186,000 this year compared to $158,000 this time last year, or an 18% increase.

Market times for both single family homes and condos/townhomes in Aurora decreased this year. Single family homes were on the market for 64 days at the end of March 2018, compared to 92 days on the market in March 2017 or a 30% decrease.
