Aurora Real Estate Market Update

The Aurora Real Estate begins to show signs of life in April. The number of closed single family and condo/town homes increased. Months supply continue to be low indicating a market favorable to sellers. Single family sales price as well as new listings increased this April.

Aurora Home Sales

143 single family homes and 75 condo/town homes closed in April. Compare that to the 143 single family home closings at the same time last year and you’ll find a slight increase of 2% in the number of single family homes sold. Condo and townhome sales in April increased from last year with 75 closings this year, or about a jump of 23%, compared to the 61 that sold at the same time last year.

Aurora Sales Price

During April 2019, there was an increase in median sales price for single family homes of 8% with a median sales price of $237,500 this year compared to $22,000 last year. Condo/townhomes saw their median sales price decrease to $178,500 this year compared to $185,000 this time last year, or about a 4% decrease.

Aurora Market Times

Market times for single family homes and condos/townhomes in Aurora increased this year. Single family homes were on the market for 70 days at the end of April 2019, compared to 44 days on the market in April 2018 or a595% increase. Condo/townhome market times increased this April with 60 days on the market, compared to the 38 days we saw at this time last year or about a 58% jump.

Aurora New Listings

During April 2019, 269 single family homes were listed for sale in Aurora, compared to the 260 new listings last year, an increase of 3%. New condo/town home listings have had a decrease of 20% with 102 new listings this April compared to the 128 last year at this time.

Aurora Months Supply

Aurora single family home inventory increased by 5% this April, rising to 2.2 months supply of homes for sale. The months supply of Aurora single family homes for sale at the same time last year was 2.1 months. The months supply of condos/townhomes in Aurora is jumped to 1.9 months supply for sale, up 27% from last April when there were 1.5 months of supply. Anything under a 5 months supply is considered favorable conditions for sellers.

Aurora Real Estate Market Conditions – March 2019

Aurora Real Estate Market Update

The Aurora Real Estate begins to show signs of life in March. The number of closed single family and condo/town homes increased by 12% and 23% respectively. The number of new listings for condo/town homes increased while months supply continued to decrease for single family homes which is a great sign for sellers.

Aurora Home Sales

131 single family homes and 70 condo/town homes closed in March. Compare that to the 117 single family home closings at the same time last year and you’ll find a large increase of 12% in the number of single family homes sold. Condo and townhome sales in March increased from last year with 70 closings this year, or about a jump of 23%, compared to the 57 that sold at the same time last year.

Aurora Sales Price

During March 2019, there was a decrease in median sales price for single family homes of 5% with a median sales price of $218,000 this year compared to $229,000 last year. Condo/townhomes saw their median sales price decrease to $172,250 this year compared to $186,000 this time last year, or about a 7% decrease.

Aurora Market Times

Market times for single family homes and condos/townhomes in Aurora increased this year. Single family homes were on the market for 84 days at the end of March 2019, compared to 67 days on the market in March 2018 or a 25% increase. Condo/townhome market times increased this March with 58 days on the market, compared to the 38 days we saw at this time last year or about a 53% jump.

Aurora New Listings

During March 2019, 208 single family homes were listed for sale in Aurora, compared to the 222 new listings last year, a decrease of 6%. New condo/town home listings have had an increase of 13% with 107 new listings this March compared to the 95 last year at this time.

Aurora Months Supply

Aurora single family home inventory decreased by 15% this March, falling to 1.7 months supply of homes for sale. The months supply of Aurora single family homes for sale at the same time last year was 2.0 months. The months supply of condos/townhomes in Aurora is jumped to 1.7 months supply for sale, up 42% from last March when there were 1.2 months of supply. Anything under a 5 months supply is considered favorable conditions for sellers.

Aurora Real Estate Market Conditions – February 2019

Aurora Real Estate Market Update

The Aurora Real Estate picks up in February. The number of closed single family homes increased as well as the sales price. Market times for both single family homes and condos/townhomes increased significantly while the number of new listings increased as well. Overall there is an upward trajectory as we head into the spring season.

Aurora Home Sales

101 single family homes and 32 condo/town homes closed in February. Compare that to the 76 single family home closings at the same time last year and you’ll find a massive increase of 33% in the number of single family homes sold. Condo and townhome sales in February decreased from last year with 32 closings this year, or about a slight drop of 18%, compared to the 39 that sold at the same time last year.

Aurora Sales Price

During February 2019, there was an increase in median sales price for single family homes of 6% with a median sales price of $196,500 this year compared to $184,950 last year. Condo/townhomes saw their median sales price increase to $183,450 this year compared to $172,250 this time last year, or about a 7% increase.

Aurora Market Times

Market times for single family homes and condos/townhomes in Aurora increased this year. Single family homes were on the market for 101 days at the end of February 2019, compared to 32 days on the market in February 2018 or a 147% increase, that’s right a 147% increase. Condo/townhome market times increased this February with 69 days on the market, compared to the 39 days we saw at this time last year or about a 77% jump.

Aurora New Listings

During February 2019, 150 single family homes were listed for sale in Aurora, compared to the 142 new listings last year, an increase of 6%. New condo/town home listings have had an increase of 6% with 77 new listings this February compared to the 73 last year at this time.

Aurora Months Supply

Aurora single family home inventory decreased by 10% this February, falling to 1.8 months supply of homes for sale. The months supply of Aurora single family homes for sale at the same time last year was 2.0 months. The months supply of condos/townhomes in Aurora is jumped to 1.6 months supply for sale, up 45% from last February when there were 1.1 months of supply. Anything under a 5 months supply is considered favorable conditions for sellers.

Aurora Real Estate Market Update

The Aurora Real Estate slows in January. The number of closed single family homes decreased as well as the number of new listings. Market times for both single family homes and condos/townhomes increased as well as months supply. Positive signs were seen from the number of condo/town home closed sales increased as well as the sales price for single family homes.

72 single family homes and 43 condo/town homes closed in January. Compare that to the 80 single family home closings at the same time last year and you’ll find an decrease of 10% in the number of single family homes sold. Condo and townhome sales in January increased from last year with 43 closings this year, or about a slight jump of 13%, compared to the 38 that sold at the same time last year.

Aurora Real Estate Market Update

The Aurora Real Estate slowly raises in December. There was an increase in both sales price and new listings for single family and condo/townhomes. The number of closed properties have decreased this December compared to last year but market times for condo/townhomes saw a decrease. Overall there are positive signs at this time of year that will hopefully carry into the new year.

92 single family homes and 48 condo/town homes closed in December. Compare that to the 108 single family home closings at the same time last year and you’ll find an decrease of about 15% in the number of single family homes sold. Condo and townhome sales in December increased from last year with 48 closings this year, or about a slight jump of 2%, compared to the 47 that sold at the same time last year.

The Aurora Real Estate slows in October. There was a decrease in both single family homes and condo/town homes across the board in home sales and sales price while showing an increase in months supply. Some noted sign of life was a decrease in market times and a significant increase in number of new listings for both single family and condo/town homes. Sellers have begun to realize the environment for their listings and maybe a result of the increase in new listings.

134 single family homes and 71 condo/town homes closed in October. Compare that to the 138 single family home closings at the same time last year and you’ll find an decrease of about 3% in the number of single family homes sold. Condo and townhome sales in October took a dip from last year with 71 closings this year, or about a drop of 12%, compared to the 81 that sold at the same time last year.

Compare that to the 197 single family home closings at the same time last year and you’ll find an decrease of about 1% in the number of single family homes sold. Condo and townhome sales in August took a dip from last year with 68 closings this year, or about a drop of 31%, compared to the 99 that sold at the same time last year.

Aurora Sales Price

During August 2018, there was an increase in median sales price for single family homes of just over 11% with a median sales price of $239,900 this year compared to $217,000 last year. Condo/townhomes saw their median sales price slightly increase to $178,000 this year compared to $168,000 this time last year, or about a 6% increase.

The Aurora Real Estate begins to show signs of life in July. There was an increase in median sales price for both single family homes and condo/town homes sold in July 2018. In addition, a decrease in market times for both property types makes the market perfect for sellers to capitalize. Single family home sellers have begun to realize these market conditions resulting in a 26% increase in new listings, however there was a 5% decrease in new listings for condo/town homes. Months supply remains critically low for both single family homes and condo/town homes continuing to be a marketplace for sellers.

167 single family homes and 74 condo/town homes closed in July. Compare that to the 176 single family home closings at the same time last year and you’ll find an decrease of about 5% in the number of single family homes sold. Condo and townhome sales in July slightly increased from last year with 74 closings this year, or about 3%, compared to the 72 that sold at the same time last year.

The Aurora Real Estate remains stagnant in June. There was a decrease in closed single family homes and the same number of condo/town homes sold in June 2018 as June 2017. Sales prices also saw a dip in single family homes, while market times continue to drop for both single family homes and condo/townhomes. The number of listings remains low, which provides leverage for new sellers entering the market.

194 single family homes and 106 condo/town homes closed in June. Compare that to the 211 single family home closings at the same time last year and you’ll find an decrease of about 8% in the number of single family homes sold. Condo and townhome sales in June stayed the exact same from last year with 106 closings this year, compared to the 106 that sold at the same time last year.

Aurora Sales Price

During June 2018, there was a slight decrease in median sales price for single family homes of just over 5% with a median sales price of $232,000 this year compared to $245,000 last year. Condo/townhomes saw their median sales price slightly increase to $175,000 this year compared to $170,000 this time last year, or a 3% increase.

Market times for both single family homes and condos/townhomes in Aurora decreased this year. Single family homes were on the market for 11 days at the end of June 2018, compared to 17 days on the market in June 2017 or a 35% decrease.
