Buffalo Grove Real Estate Market Update

My continued thoughts and prayers go out to everyone affected by COVID-19 and I hope you are staying safe and healthy. With our new reality, I know many people are curious about what is going on in the Real Estate market and I will continue to provide my monthly update. Buyer demand for Buffalo Grove real estate continues to be very resilient. For August, despite a significant decline in new listings and total homes for sale, homes going under contract increased over last year. The overall results are disappointing due to a lack of inventory, but, I believe there is some good news here as there was still very solid activity for the month, despite a time of great uncertainty. It is quite evident that this is not a housing crisis like we experienced in 2008 through 2012. Based on the demand we are seeing from Buyers, it is my expectation that 2020 will still be a good Real Estate year, just delayed more to the late Summer and Fall. The next couple of months will sure be interesting to see if homeowners decide to put their homes on the market and meet the strong demand by Buyers. Stay safe everyone!

The average time a single-family home remains on the market in Buffalo Grove was 74 days in August 2020, which was up from 64 days in August 2019, which is still a pretty low number for the Chicagoland area.

Well priced, nicely updated homes are selling fast and often with multiple offers.

With our new reality, I know many people are curious about what is going on in the Real Estate market and I will continue to provide my monthly update. Buyer demand for Buffalo Grove real estate is proving to be very resilient, especially for detached single-family homes. For July, despite a significant decline in new listings and total homes for sale, homes going under contract decreased only slightly over last year. The overall results are disappointing due to a lack of inventory, but, I believe there is some good news here as there was still very solid activity for the month, despite a time of great uncertainty. It is quite evident that this is not a housing crisis like we experienced in 2008 through 2012. Based on the demand we are seeing from Buyers, it is my expectation that 2020 will still be a good Real Estate year, just delayed more to the late Summer and Fall. 54 Single-family homes closed in July 2020, an increase from 50 in July 2019. For the first seven months of 2020, 221 homes have closed this year versus 230 in 2019.

Average Market Time

The time Condos and Townhomes remains on the market in Buffalo Grove was 74 days which is up from 53 days in July 2019.

Months Supply

As of August 1, 2020, there is 4.5 months supply of Condos and Townhomes for sale in Buffalo Grove up slightly from last year’s figure of 4.4.

Homes For Sale

At the end of July 2020, there are 126 Condos and Townhomes for sale in Buffalo Grove, compare that to the 124 available at this time last year.

84 Condos and Townhomes were listed for sale in July of 2020, a sizable increase from 53 last year.

47 Condos and Townhomes went under contract in Buffalo Grove in July, which is a significant increase from 29 from 2019. This demonstrates that there is plenty of buyer demand to satisfy more listings!

30 Condos and Townhomes closed in July 2020, down from 36 in 2019. For the first seven months, we have had 181 closings in 2020, a decline from 217 in 2019.

77 single family homes were listed for sale in June of 2020, compared to 104 new listings last year. These next couple of months will be interesting to see if we can begin to meet the high buyer demand.

59 single family homes went under contract in Buffalo Grove in June 2020, eclipsing the 49 homes going under contract in June 2019. This is really impressive given that there is half the number of available homes to choose from! This is the 2nd highest number of homes going under contract in the past 12+ years!

39 Single-family homes closed in June 2020, a decrease from 43 in June 2019. For the first six months of 2020, 167 homes have closed this year versus 180 in 2019.

Condos and Townhomes:

Average Market Time

The time Condos and Townhomes remains on the market in Buffalo Grove was 90 days which is up from 64 days in June 2019.

Months Supply

As of July 1, 2020, there is 4.5 months supply of Condos and Townhomes for sale in Buffalo Grove up slightly from last year’s figure of 4.4.

Homes For Sale

At the end of June 2020, there are 119 Condos and Townhomes for sale in Buffalo Grove, compare that to the 127 available at this time last year.

As of May 1, 2020, there is 4.0 months supply of Condos and Townhomes for sale in Buffalo Grove up from last year’s figure of 3.1.

My thoughts and prayers go out to everyone affected by COVID-19 and I hope you are staying safe and healthy. With our new reality, I know many people are curious about what is going on in the Real Estate market and I wanted to provide my monthly update. The Buffalo Grove real estate market had a very solid 1st quarter of 2020 with significant increases in closings for both detached single-family homes and Condos / Townhomes. The March activity had some predictable outcomes – showings were down over 33% from last year and significantly fewer detached single-family homes were listed for sale. However, we did experience an increase in new listings and total Condos/Townhomes for sale in March, which is a surprise. Buffalo Grove Real Estate Market Update

Buffalo Grove real estate activity is off to a fast start through the first two months of 2020, with significant increases in closings and homes under contract for both Single Family Homes and Condos/Townhomes. However, months of supply is very low, meaning that there are more Buyers than homes for sale. While we did experience an increase in new listings, It will be interesting to see if more potential Sellers will list earlier this year to take advantage of the demand as we approach Spring with historically low interest rates.

The average time a single family home remains on the market in Buffalo Grove was 85 days in February 2020, which was down from 107 days in February 2019.

As of March 1, 2020, there is 2.5 months supply of single family homes for sale in Buffalo Grove compared to 2.9 last year. Anything under 5 months is considered a seller’s market. Now is definitely a good time to consider selling.

At the end of February 2020, there are 91 single family homes for sale in Buffalo Grove, compare that to the 100 available at this time last year and you’ll see that inventory has declined.

69 single family homes were listed for sale in February of 2020, compared to 56 new listings last year. We should see a significant influx of new homes listed over the next couple of months.

43 single family homes went under contract in Buffalo Grove in February 2020 a nice improvement from 31 in February 2019, which demonstrates that Buyers are active.

26 Single family homes closed in February 2020, a significant increase from 14 in February 2019. Through two months, 44 homes have closed this year versus 33 in 2019. A fast start to 2020!

Condos and Townhomes:

Average Market Time

The time Condos and Townhomes remains on the market in Buffalo Grove was 87 days which is up from 76 days in February 2019.

Months Supply

As of March 1, 2020, there is 2.6 months supply of Condos and Townhomes for sale in Buffalo Grove down from last year’s figure of 2.9. Buyers still have to move quickly when an attractive listing hits the market!

At the end of February 2020, there are 78 Condos and Townhomes for sale in Buffalo Grove, compare that to the 86 available at this time last year and you’ll see that inventory levels have weakened.

The Buffalo Grove Real Estate market finished 2019 with a solid December.  Inventory levels and market times are low and detached home closings rallied in the back half of the year to exceed the full year 2018’s figure. Townhome and Condo sales fell off in 2019 by 11%. Demand remains relatively strong, as we watch for the 2020 season to kick off.

Detached single family home sales have rallied nicely over the past 5 months, to the point where they are equal to 2018 sales. There is a nice supply of homes available for sale and demand is relatively strong.
